The position will require flexibility as hours may range from 0 to 30 per week.If you enjoy painting, staining, lawn care, completing general repairs, and enjoy working with others, you are encouraged to apply!PurposeUnder general supervision, the Maintenance Aide position provides assistance in the operation and upkeep of the facility physical plant and grounds, performing preventive maintenance and repairs within scope of knowledge/skills/professional licensure or certification. Functions within strictly defined practices and procedures with little latitude for variation or change.QualificationsFunctional literacy in spoken and written English.Demonstrated effective interpersonal and communication skills.Ability to follow written and oral instructions.Complete assignments timely, completely and accurately.Proficiency with tools and equipment used in maintenance/repair work.Basic knowledge in maintenance areas such as plumbing, electrical, heating/cooling, carpentry, painting, lawn care.Essential FunctionsPerform all maintenance tasks as needed, according to skills/abilities and consistent with regulations and facility policy.Monitor operation and condition of equipment and systems is monitored routinely and preventive/corrective maintenance is done in timely manner to minimize disruption to safe, comfortable environment.Assist in monitoring operation of general systems such as heating/cooling; report problems or malfunctions immediately.Assist housekeeping staff with heavy floor care (strip/wax/buff) and other heavy cleaning and trash collection and/or removal.Assure appropriate tools, equipment, materials and supplies are available for performance of maintenance duties; establishes and maintains inventory and records of purchase.Maintain outside walkways in safe condition for use, i.e. assures prompt snow/ice removal.Maintain lawn and landscaping.Assist in performance of preventive maintenance tasks, according to schedule and assignment.Assure facility or equipment modifications, preventive maintenance or repairs are done in accordance with applicable procedures, codes, regulations, and laws.Follow material safety data sheets (MSDS).Follow waste disposal procedures in accordance with facility policy.Assist in inspections, fire and disaster drills, and training; report outcome according to established procedure.Use equipment, tools, supplies, and chemicals according to instructions, observing safety precautions and protective measures.Maintain lawn, landscaping, outdoors walkways, and facility exterior.Delegation of AuthorityAuthority is delegated to the individual in this position to:Implement maintenance systems to meet residents' needs in compliance with federal, state and local requirements.Implement a monitoring system for the maintenance department and make recommendations for implementation to assure compliance with federal, state and local requirements.Notify supervisor when supplies are needed.Notify supervisor when equipment is in need of repair.Notify supervisor when areas of the facility are in need of repair.Position reports to: Maintenance SupervisorPosition Supervises: NoneEOE / AAP Veterans and Disabled
