Summary The Utility Systems Operator located in Des Moines, IA is responsible for the safe operation of the plant operations, a central boiler and chiller plant. Responsibilities Major duties include but are not limited to: Records steam production and other operating data at hourly intervals as required on the boiler log sheet, changes flow charts, and computes daily use of makeup water, steam production, and average outside temperature. Performs hourly inspections of operating equipment, records diesel fuel tank levels and diesel fuel usage daily. Incumbent maintains proper chemistry control of boiler water, condensate, chilled water, and cooling towers through daily testing and adjustment of chemical injection and blowdown rates as required. Responsible for the operation of the chiller units in the absence of the Maintenance Mechanic. Monitors the Johnson Controls, Metasys control system, a PC based building management system, checking the alarm screen at least hourly. Perform operator-level preventive and corrective maintenance on chillers, boilers, pumps, steam traps, and other associated equipment within the plant area. Test, inspect, adjust, and repair all boiler controls safety devices, instrumentation, flowmeters, etc. and be able to inspect repairs and adjustments made by contractors. Performs major and minor repairs to equipment and operates in accordance with VA regulations and directives, ASME boiler and pressure vessel codes, ASHRAE standards, facility policies, and good engineering practices. Conduct the majority of steam fitting, plumbing, painting, and housekeeping duties inside the boiler plant/chiller plant. Perform minor electrical troubleshooting and repairs. EXPERIENCE: A specific length of training and experience is not required, but you must show evidence of training or experience of sufficient scope and quality of your ability to do the work of this position. Experience at this level typically includes: Making repairs on boilers and related equipment; ability to repair boiler plant / chiller plant equipment failures by troubleshooting and repairing; use parts, tools, and equipment to complete daily tasks. Physical Requirements/Working Conditions: The work requires a considerable amount of standing, stooping, bending, kneeling, climbing, and working in tiring and/or uncomfortable positions. Incumbent must be in good physical condition, have good eyesight with or without glasses and cannot be colorblind. The incumbent regularly carries, lifts, and handles parts weighing up to 50 pounds. Occasionally lifts items weighing 80 pounds. Working Conditions: Frequently exposed to temperature extremes, drafts, dampness, water and noise for work conditions. The majority of work takes place in an industrial environment the work area may be dirty, wet, dusty, and greasy. Incumbent is subject to cuts, abrasions, burns, broken bones, electrical shock, infections, bites, exposure to inhalation of harmful chemical fumes, irritation of eyes, etc. The incumbent will wear protective clothing as needed.
