The Facilities Manager is responsible for managing the maintenance and service operations for a commercial real estate portfolio located in the greater Des Moines, IA area. This includes meeting with and presenting various recommendations to owners and leadership, developing scopes of work, managing capital projects of all types, managing vendor relations, and analyzing properties with respect to capital needs and maintenance. Job Description and Responsibilities:

  • Support the real estate portfolio in daily operational matters to ensure that the properties needs are exceeded and that ownership standards are upheld

  • Oversee the management of work orders and service requests to ensure work is completed correctly and timely

  • Periodically inspect work performed by other maintenance team members, contractors, vendors, and other service providers to verify the work, materials, and services meet quality standards, scope, and specifications as required

  • Complete monthly preventative maintenance procedures including routine property inspections of buildings, property, and mechanical systems, and act to quickly address risks

  • Forecast expense needs and contributes to the annual budget planning and long-term capital planning

  • Manage the financial performance of the property in accordance with the established budget

  • Identify areas for improvement and communicate suggestions to improve efficiencies, identify expense savings and increase productivity

  • Utilize feedback to improve standard operating procedures and customer service

  • Demonstrate excellent customer service and interpersonal communication skills, effectively interact with residents, tenants, clients, team members, and other business contacts. Respond courteously to questions and requests, and stay calm when addressing and resolving customer problems

  • Maintain adequate inventory of spare maintenance materials and order supplies and tools as needed to stay within budgetary guidelines

  • Troubleshoot and repair HVAC, plumbing, electric, major appliances, and all other systems on the property; miscellaneous carpentry repairs

  • Participates in on-call emergency rotation and respond to emergencies after hours as needed

Skills and Requirements:

  • Ability to manage multiple projects simultaneously and to prioritize work to meet deadlines.

  • Five years of experience in property maintenance management, other building maintenance, or related trade is required

  • Employment history that demonstrates the application and usage of mechanical, electrical, plumbing, and/or HVAC maintenance and repair techniques

  • Demonstrated management and supervisory skills necessary to lead, direct, evaluate, and mentor vendors and co-workers

  • Demonstrated proficiency in word processing, spreadsheet, and database management programs to complete required reports and employment documents

  • Demonstrated mathematical skills necessary to add, subtract, multiply, and divide numbers, decimals, and fractions, and calculate percentages to complete financial records, budgets, and other fiscal reporting information

  • Outstanding communication skills, both written and verbal

  • Ability to lift to 50 pounds occasionally

  • Must have a valid driver’s license and a reliable form of transportation

Job Type & Schedule:

  • Full-time

  • Monday – Friday during normal business hours

  • On-call and weekends
