Cedar Falls Community School District Manager of Custodial Maintenance Services Mid-Shift in Cedar Falls, Iowa

BASIC FUNCTION: The position, Manager of Custodial-Maintenance Services is to provide supervisory oversight and leadership for assigned custodial and maintenance functions to ensure indoor and outdoor facilities are maintained at a standard that will ensure a safe, attractive and clean environment for the students and staff of the Cedar Falls Community Schools and operated in an effective and efficient manner. Generally, duties are performed between 1:00 pm and 9:00 pm during the standard work week, Monday -Friday, when school is in session; the schedule may change during the rest of the calendar year, and occasional work on weekends possible.

ESSENTIAL FUNCTIONS:

  • Supervise assigned custodial or maintenance staff, including but not limited to planning, organizing, coordinating, monitoring and controlling their individual duties and collective activities in compliance with Federal and State laws and regulations, Board policies, Teamsters' collective bargaining agreement and departmental procedures and practices.

  • Work in close collaboration and cooperation with building administrators and managerial colleagues in the department to achieve building and district wide goals.

  • Conduct oneself in a professional, respectful and courteous manner in interactions with staff, students, community patrons and visitors.

  • Oversee inventory control as well as order supplies as needed.

  • Maintain Material Safety Data Sheets (MSDS) master lists.

  • Audit/edit time-keeping records

  • Approve orders for supplies from assigned buildings and submit work orders for delivery.

  • Assign and coordinate substitute custodians as needed for assigned areas.

  • Perform regular inspections of assigned buildings and grounds to ensure work standards and quality are being met by assigned staff.

  • Schedule operations of HVAC equipment and door security access in assigned buildings.

  • Approve leave requests and vacation scheduling for assigned staff.

  • Respond to after-hour requests from building staff and coordinate emergency repairs with staff in assigned areas.

  • Support evening events and cleanup

  • Assess custodial/maintenance equipment in assigned areas, make arrangement for service and repairs, and submit replacement requests to the Director of Buildings & Grounds.

  • Communicate effectively with assigned staff, departmental secretary, building administrators and staff; conduct meetings as necessary.

  • Draft appropriate documentation and correspondence of meetings with staff.

  • Conduct staff performance evaluations per schedule from Human Resources.

  • Take disciplinary action and document appropriately in accordance with direction from the Director of Buildings and Grounds and Human Resources.

  • Exercise authority to hire staff with prior approval of the Director of Buildings and Grounds. .

  • Provide detailed orientation, instruction and training for new and existing employees on custodial chemicals and equipment operation.

  • Assume the duties and responsibilities of the Director of Buildings & Grounds when assigned.

  • Attends regular coordination meetings with building staff or Director of Buildings & Grounds as necessary.

  • Develop and conduct joint staff development and yearly workshops in conjunction with other Custodial -Maintenance Services Managers.

  • Attain and maintain Certified Pool Operator designation as well as other trade and professional qualifications as may be identified. Participate in training and other classes to advance knowledge and capability in a supervisory capacity.

  • Plan for summer custodial work and extra work for no school days, etc

  • Perform other duties as assigned.

QUALIFICATIONS:

In order to perform this job successfully, an individual must be able to perform each essential duty in a satisfactory manner. The requirements listed below are representative of the knowledge, skill, and/or ability required.

  • Minimum Experience Required: High School diploma or general education degree (GED) and one year of job related experience in institutional building maintenance or related trade.

  • Prefer four year college degree or two year college degree plus two years of proven experience as a supervisor or similar management role in an institutional setting.

  • Skills in operating computer software such as Microsoft Office, Johnson Controls, Vertime, AESOP, Key Trail, and others related to the custodial/maintenance field. The ability to communicate effectively in verbal and written form. Needs the ability to think critically and have good organizational skills.

  • Knowledge of methods and use of materials or equipment used in the custodial/maintenance field

  • Ability to stand/walk or sit/ride for prolonged periods and frequently climb, stoop, kneel, crouch, crawl, push/pull and reach with arms. The employee must be able to talk/hear effectively, work independently with minimal supervision, perform a variety of tasks, and understand and carry out oral and written instructions. Significant physical abilities may include lifting/carrying/pushing/pulling, reaching/handling/fingering, near visual acuity/depth perception.

  • Licenses, Certifications, Bonding, and or Testing Required: Valid Iowa Driver’s License; OSHA 10-hour certificate; mandatory child abuse reporter certificate
